Certificate of Compliance for Residential & Commercial Properties
A Certificate of Compliance is required for basically every building and structure in the City of Detroit, with the exception of single-family owner- occupied homes. The cost of a Certificate of Compliance serves to cover the cost of inspecting the building or structure, which includes two visits by an inspector. The first visit to cite conditions in need of correction or to issue a correction order; and the second visit to verify the corrections and authorize issuance of the Certificate of Compliance. Inspections are required once per year. Certificates of Compliance are required for both residential and commercial property.
To receive a Certificate of Compliance on a Residential or Commercial property the owner has to:
Complete all repairs that were required by the annual rental inspection.
Call for a re-inspection on the repairs.
Comply with all provisions of a Special Land Zone Grant, if necessary.
Pay all inspection fees that have been assessed.
